What Do You Gain Living In Ikorodu? What It Presents To Renters

ebute-ikorodu-8Ikorodu is one of the most densely populated outskirt locations in Lagos. For low-income earning renters, it is one of the ideal locations to live in because of the huge supply of rental apartments with “pocket-friendly” prices. But what does living in Ikorodu look like and what are the pros and cons for renters working on the Island?

RENTAL PRICES

Ikorodu is divided into two main parts (central and interior). In the central parts of Ikorodu like Agric, Isawo, Benson, Ebute, Igbogbo and the main Ikorodu Town a typical 2 bedroom flat rents for N180K-N200K, while a 3 bedroom flat rents for N250K-N300k. In the outskirts of Ikorodu Town like Odogunyan, Ogijo, Agbowa and Imota a 2 bedroom flat rents for N100k-N150k, while a 3 bedroom flat rents for N200k-N250k per annum.

QUALITY OF THE APARTMENTS

The typical rental apartments in Ikorodu at the prices highlighted above are new and come with basic finishing and facilities like tiles, pvc ceilings, fitted kitchen, ample parking space for cars and water supply from privately dug boreholes. They also come with large living rooms and bedrooms as well as dining areas and guest toilets. There are a couple substandard rental apartments in Ikorodu but for the purpose of this article, we have narrowed our findings to the properly done apartments.

TRANSPORT CHANNELS & COSTS

There are three public transport channels available to residents of Ikorodu who work on the Island; commercial buses by private operators, BRT operated by government and ferry services by private operators.Riding on the commercial buses requires breaking the journey into two parts (Ikorodu to Ojota and the Ojota to CMS), the BRT now runs directly from Ikorodu to the Island same with the ferry services that runs directly from Ebute in Ikorodu to CMS and Victoria Island. On the average, a journey from the central parts of Ikorodu to the Island through the privately operated commercial buses cost N400 while a ride on the BRT costs N200. A ferry ride costs N750. The ferry is the fastest but many still don’t do the ferry thing because of the lack of safety standards on our water ways. However, it is fast becoming popular as a means of transport to the Island for renters in Ikorodu.

TRAFFIC TIME

During peak periods (5am-10am and 5pm-10pm) when the roads are extremely busy, traffic time from Ikorodu to the Island is between 2 and 3 hours and about half of that during other periods. Riding on the BRT would reduce the traffic same with the ferry service that could reduce the time to between 20 and 25 minutes.
